While the design phase is very exciting, it does require a great deal of consideration. It is vitally important that your home works for you and your family. The work we put in here determines the home you’ll be living in.

We establish a realistic budget with you for your renovation project and consider design choices that align with your financial resources. We achieve this by prioritizing key areas or elements that are most important to you and allocate your budget accordingly.
We ensure that the design choices prioritize safety by considering factors such as proper lighting, non-slip flooring, etc. For all our building works we always adhere and follow the South African building regulations provided by SANS10400
We always infuse your personality and personal touches into the design. We incorporate elements that reflect your interests, hobbies or sentimental items to create a space that feels uniquely yours.
The planning phase is where we work out how to make the design a reality. The design phase determines the “WHAT” and plan phases determines the “HOW” this is where we fine tune the details.
Once the designs and proposed quotes are approved by you and you are ready to get your project underway with us, we than require a deposit payment to place all into action and book project start dates. The deposit amount differs depending on the type of project we are embarking on, general renovation project deposits start from 65% to 85% of the initial quote and balance payable on day of completion. For a longer term construction and building work projects we ask for a phased deposit approach in increments throughout the project. The deposit monies that you just paid over, goes to work immediately to places all manufacture orders in, precure all building material, secure all fixtures and to sustains the project through the duration of the renovation which might be days, weeks or months to come.
Based on the approved design and client preferences, we initiate the procurement process for all necessary material, fixtures and finishes. We ensure all measurements are correct and commence the production process, this includes custom carpentry, countertops, specialised fixtures or any other items that require fabrication according to the project specifications. We only use trusted reputable suppliers and manufactures with which we have built relationships with to ensure high-quality products. Generally manufacture and fabrication productions take anything from 2 to 6 weeks depending on the intricacy of the product and waiting queue.
The designs and plans specifications are scrutinised by engineers, if required to ensure that each element is technically possible and that the entire build complies with structural and safety regulations. There is no shortcuts here, your new home or additions needs to stand the test of time and your family feel assured that all details have been checked. Once we know that all works we can then conduct safely on a sturdy foundation and would initiate the final drawings. These are highly technical, and for good reason, they are the blueprint for exactly how your build will come together and it is critical that everything is to the millimetre perfect. Should Design Build Innovate be involved with drawings and plans, we then pass the new plans onto council who will determine that the building will be up to scratch and comply with all local council law and requirements, this process generally takes 2 to 6 months to pass depending on project scale and council lead times.
Once all has been passed, approved and precured then the most exciting phases begins – construction or renovation.
All the planning now comes to fruition. During the renovation of your home you will have a single point of contact so that the line of communications remains clear and direct. Any throughs, ideas or concerns you have need only be expressed once and then we’ll take the appropriate action. Remember our experienced renovation builders have done this many times and we are here to lead you through the renovation process all they way.
Our team arrives on site between 8:00 and 9:30 depending on traffic, travel distance and organisation requirement for the day. Once we arrived we start to prepare the site for the day, this would involve setting up safety measures to ensure a secure environment, protecting your valuables and surfaces and getting tools, equipment and materials organised for the day’s task. The site manager then assigns specific tasks to the team members based on the project schedule and priorities, this could include activates such as demolishing, building work, electrical or plumbing work, painting or fitment of fixtures depending where we are at the project stage. Throughout the day the site manager will oversea the progress ensuring all tasks are complete according to the project plan, however renovation projects often involve unexpected challenges or unforeseen issue, our team members will then collaborate to troubleshoot problems, find solutions, make the necessary adjustments which might take some time out of the progress during the day, we will try do everything possible to ensure that your project is on track. Our hard working team does take a lunch break of 1 hour during the day usually around 12:00 to 13:00 and then work continuous as per normal. Towards the end of the day our team and site manager wraps up their tasks, secures site and cleans up, generally the day’s work is complete around 16:30 and then the same cycle starts the following day.
During a renovation or construction works, it’s important to have a clear understanding of what to expect. Here are some key points to consider:
Renovations can be noisy and disruptive, especially if major construction work is involved. Be prepared for the temporary inconvenience and plan accordingly to ensure minimal disruption to your daily activities.
Renovations often generate dust and debris. We take the necessary precautions to protect your belongings. It would be advisable to be proactive and start packing your belongings in advance to ensure smooth a smooth transition during the renovation process .
During the renovation process we establish an order of operations to ensure a smooth and efficient workflow. It may not be necessary to for the entire team be on-site at the same time. This approach allows us to effectively utilize resources and minimise any unnecessary downtime for members who are not actively involved in a specific task at a given time.
Sometime the original plan may exceed the allocated budget. Be prepared for potential additional costs that may arise during the renovation or construction. Factors such as unexpected repairs or design changes, etc. can impact the overall budget.
As the renovation progresses, you may have new ideas or preferences that differ from the initial plan. It’s OK to refine your vision or make changes along the way. These modifications may involve altering the layout, selecting different materials or adjusting the overall aesthetic.
While we strive to adhere to project timelines, unforeseen circumstances or changes in design may require adjustments. Flexibility is key during the renovation or building process.
Sometimes, hidden problems may be uncovered during the renovation or building process, such as structural issues, outdated wiring, etc. These unexpected issues may require additional time, money and resources to address.
Occasionally certain materials or items may become unavailable or experience delays. This can necessitate changes to the original plan, such as selecting alternative materials or adjusting the project timeline to accommodate the availability of resource.
Open and regular communication between us is crucial. Regular updates and discussions will ensure that everyone is on the same page and that your vision is being realized.
A well-executed renovation requires time and attention to detail. Rushing the process can compromise the quality of work. Patience is the key to achieving the desired results.
